Pre-treatment and regeneration of solid acid catalysts

I am currently carrying out the esterification reaction of ethanol and acetic acid, using strongly acidic cation exchange resins. My question is: how should the catalyst be pre-treated before the reaction? If the catalyst is not treated, the solution will turn yellow； How to regenerate the catalyst after use, as it would be a shame to discard it every time it’s used up.
We used solid acid catalysts before, which could be reused multiple times. The service life of the resin is about one year, right? That’s the case with MTBE catalysts as well.
