According to Fang Xiaoxiao, on the morning of August 18, the **Statistics Bureau released the data on changes in housing sales prices in 70 large and medium-sized cities for July at 9:30 as scheduled. According to the data, compared with the previous month, in July among the 70 large and medium-sized cities, 29 saw price declines, 31 saw price increases, and 10 remained unchanged. Among the month-on-month price changes, the highest increase was 6.3%, while the lowest was a decrease of 0.7%. Looking at the month-on-month changes in housing prices over the months since the beginning of this year, it can be seen that while only 2 cities saw rising housing prices at the start of the year, this figure has now increased to 31 cities. Fang Xiaoxiao learned that the number of cities where housing prices are rising month on month continues to increase. Fang Xiaoxiao checked the statistics from the **Bureau of Statistics: in January 2015, out of 70 large and medium-sized cities, 64 cities saw a decline in residential sales prices on a month-on-month basis, while 2 cities experienced price increases ; In February, the number of cities showing month-on-month increases remained 2 ; In March, the number of cities where housing prices rose month-on-month reached 12 ; In April, the number in that city reached 18 ; In May, housing prices rose in 20 cities on a month-on-month basis ; By June, 27 cities had seen price increases ; The latest data shows that in July, 31 cities saw rising housing prices on a month-on-month basis. In addition to the continuously expanding range of rising housing prices, the rate of increase in those prices is also gradually increasing. Data for the first seven months of this year show that from January to March, the highest increase in month-on-month price changes was only 0.7% ; By April, the highest increase rose to 1.8% ; And in the following months of May to July, those figures reached 6.7%, 7.2%, and 6.3% respectively. According to the interpretations provided by the **Statistics Bureau, Fang Xiaoxiao also noted that, when looking at different cities, housing prices in first-tier cities all saw increases on a month-on-month basis in July, with relatively high increase rates. In most second-tier cities, housing prices rose as well on a month-on-month basis, but the increase rates were lower than those in first-tier cities. Meanwhile, housing prices in most third-tier cities continued to decline on a month-on-month basis. Based on this series of data, it is evident that, under the current economic and policy conditions, the upward trend in housing prices in first- and second-tier cities is prevailing. If no measures are taken to curb this trend, the real estate market is set to experience a significant increase in both volume and prices in the second half of the year.
It is said that, according to analyses, if policies remain unchanged, housing prices will rise across the board in the second half of the year.
