During the design process, the design institute needs to communicate with relevant personnel from the factory for confirmation, discussion, and review. During this process, factory workers usually hear some special, unfamiliar, and technical terms: \"red correction\" and \"green correction\"; these terms are related to building alignment adjustments. Building setback refers to the distance between the design control lines of buildings such as factories and the planned boundaries of the purchased land; it is this setback that prevents us from \"100% utilizing\" our factory space in the same way as we would with a workshop layout. Building setback lines mainly include the land boundary line for building setbacks, the road red line for building setbacks, the water body blue line for building setbacks along rivers, and the green line for building setbacks. In simple terms, the reduction of the red and green zones mentioned earlier refers to moving back a certain distance from the established or approved red and green lines to create a buffer zone; no construction is allowed in this buffer zone, which must remain empty. This means that the distance of retreat is related not only to the boundaries of the land we purchase, but also to various conditions outside the plot, such as roads, waterways, adjacent buildings, and even high-voltage power lines. The final determination of the backset distance requires comprehensive consideration of factors such as the location of the plot, the width of the road boundary, different uses, as well as aspects related to fire safety, environmental protection, flood control, safety, space planning, and landscape design. For example, as shown below are the requirements regarding the distance between high-voltage lines and other structures: There are some standards that establish uniform rules for this distance, such as the \"Code for Fire Protection Design of Buildings, 2018 edition\" (GB50016-2014); these standards are primarily related to fire safety requirements. A large area of land left vacant in some factories is often due to a chemical storage facility that has already been built against the wall by the neighboring property. The other setback distances vary from place to place and are uniformly specified by the local planning and resources authorities. For example, the setback distances for buildings in Beijing must comply with the \"Several Provisions of the Beijing Municipal People’s Government on the Construction and Renovation of Building Projects on Both Sides of Urban Roads and Around Intersections\" (Jing Zheng Fa [1987] No. 33) as well as the \"General Principles for the Planning and Design of Building Projects in the Beijing Area\" (Shi Gui Fa [2003] No. 514). Moreover, the minimum distance at which Beijing can adjust the boundaries of planned land use must also meet the requirements of the \"General Rules for the Planning and Design of Construction Projects in Beijing\" (Municipal Planning Document No. 514 [2003]) ; The minimum distance from the planned road red line in cases of concession must meet the requirements of the \"General Rules for the Planning and Design of Construction Projects in Beijing\" (Municipal Planning Document No. 514 [2003]). The design institute will obtain the relevant setback regulations for the site where the factory will be built before starting the design process; of course, some cities’ land use regulations specify the standards regarding building setbacks. When processing engineering planning permits, the staff at the Planning and Resources Bureau also carefully check whether these conditions are met. Therefore, factory staff do not need to pay attention to these regulations and data on their own, but being aware of the existence of these standards can improve the efficiency and quality of factory design discussions and reviews.
