A new Class D 3-story concrete factory building is to be constructed, with 1,400 square meters per floor. But 8 meters to the west, there is a fan room, a small room measuring 6*13 meters, made of single-layer concrete. Is it necessary to strictly follow the building codes regarding this spacing? The minimum spacing required by building codes is 10 meters. There’s really no space left; the new factory building will be built on the other side, against the hill.
It is recommended to refer to Notes 2 and 3 in 3.4.1 of the Building Code, where the explanations are very clear
How can you proceed without following building codes? There are ways to improve the insufficient fire separation distance as well.
Consider connecting the two buildings.
No spacing is required; for fire protection purposes, it should be considered as one building.
According to Note 3 of 3.4.1 in the Code for Fire Protection Design of Buildings: For two factories with fire resistance ratings of Class I or II, if the lower outer wall between them is a fire wall, and the roof of the factory with the lower fire resistance rating has no skylights and its fire resistance limit is not less than 1.00 hour, the fire separation distance between factories of Classes A and B should be no less than 6 m, while the fire separation distance between factories of Classes C, D, and E should be no less than 4 m. Based on the information provided by the poster, the fan room should be classified as Category D; if the conditions are met, 4 meters will be sufficient
