There are often various minor maintenance tasks, civil engineering work, equipment installation, and so on – things like building canopies or cofferdams, or installing several reaction kettles. It can be difficult to find contractors for such tasks in the vicinity, especially in areas with poor transportation; as a result, one is at the mercy of the contractors, who monopolize all the work in the area
Indeed, in recent years, people are still eager to take on large-scale construction projects, but when it comes to minor technical upgrades, construction teams are reluctant to undertake them. The reason for this is that although the volume of work involved in such minor upgrades is small, the difficulty of execution is high, and the necessary construction measures are still required. Another reason is that it’s hard to find workers for such tasks
We determine a maintenance contractor through annual bidding processes; all minor repair tasks in the production department are carried out by the winning contractor at the bid-approved price. Bidding is conducted once a year, but since there are quite a number of tasks to handle, the winning contractor maintains a permanent team of staff, and additional personnel and equipment are added as needed depending on the workload. With little profit, there’s surely not much motivation. On our end, it’s relatively easier to find workers for civil engineering work. But for smaller tasks related to mechanical and electrical installation, things like preparing the necessary tools and equipment, ensuring personnel are familiar with the site, etc., increase the costs significantly. In most companies, there are still some mechanical repair and installation workers; minor tasks are handled by the staff themselves
For this, only a framework agreement can be signed; personnel allocation and cost calculations are to be determined based on time and the volume of work!
