Equipment that passes through floor slabs: how to deal with the gaps between the equipment and the floor slabs?

We have a project in the northeast where we need to build a closed-type factory building. Since it is a Class A factory building, there are specific requirements regarding its height; as a result, the tops of some tower equipment extend above the top floor slab. Winters in the northeast can be extremely cold, with temperatures dropping to minus twenty or thirty degrees. Therefore, the factory building needs to be insulated to keep out heat. It’s crucial to handle the gap between the floor slabs and the tower equipment properly – it must not allow water leakage while also providing insulation. I was wondering if anyone has any good suggestions.

Well, our civil engineering department also came up with such a plan
The openings in the floor slabs should be equipped with weirs that are higher than the slab surface, to prevent water on the slab from flowing into these openings. An annular cover is installed on the tower to direct rainwater falling on it toward the weirs (outside the openings), and the openings are sealed using insulating and waterproof materials.
